Balcony Concrete Cancer on the Sunshine Coast

A balcony slab is where concrete cancer is most often seen from the inside of a unit: a rust stain, a flaking edge, a bare bar. In a body corporate scheme, which parts of a balcony the body corporate looks after depends on the survey plan, and a contractor doing building work valued over A$3,300 needs a QBCC licence.

What balcony concrete cancer on the Sunshine Coast actually involves

Cracks or pores in concrete let water seep in, and that water reacts with the steel reinforcing to produce rust. The corrosion product takes up more space than the metal it formed from, and the part of the concrete that carries the load is the part being eaten away, which is why the damage is serious. A balcony takes the weather on several faces, so the edge and the underside are where the damage is looked for.

Who deals with it in a unit building

If the balcony is part of the lot, in other words it is within the boundaries shown on the survey plan, then the body corporate is responsible for the maintenance of only parts of the balcony. This includes balustrades or railings on the boundaries, roofing membranes if the balcony provides protection to lots and common property below and structural maintenance of the slab, joists or other supporting framework. The whole of the balcony would usually be the body corporate's responsibility if the balcony is located outside the lot boundaries as it is part of common property. the tiles and other non-structural maintenance inside the boundaries of the lot are also usually the owner's responsibility.

Ask the body corporate manager or committee before arranging anything on a balcony, and ask the provider what the quote assumes about the slab edge and the steel under it.
